More and more Americans are take up real estate investing as a side business or hobby.  With countless stories of self-made millionaires filling the shelves at bookstores and numerous gurus appearing on television and frequently in seminars, it has become a hot topic and a sought-after way to make money.  Over the last 20 years, I have been involved in hundreds of real estate transactions from single-family homes to $100M portfolios of commercial real estate. I first became interested in real estate when I was studying business as an undergraduate at Babson College.  Having grown up in CT in a very middle-class neighborhood, I quickly noticed how many wealthy people around Boston were involved in the real estate game. I bought my first rental property in East Hartford, CT shortly after graduation. I managed it, renovated it, and, eventually, sold if for a decent profit.  Over the years, I have had several successes and failures and learned many lessons. The first lesson is not to jump in too quickly. Approach real estate investing very cautiously. It’s easy to get caught up in the excitement of buying a property. First and foremost, you have to think like an investor. Don’t fall in love with a particular house or building.  It doesn’t matter how much you like it. What really matters is what you can do with it from an investment perspective.
